A bérlakás nem a tulajdon ellensége, hanem a lakáspiac hiányzó fokozata

A magyar lakáspolitika egyik legnagyobb hiányossága, hogy nem kínál valódi megoldást a "bérleti résben" élők számára, akik saját lakást nem tudnak venni, de a szociális rendszerbe sem férnek be. Csehország, Lengyelország és Ausztria tapasztalatai egyaránt azt mutatják, hogy a tartós, megfizethető bérlakásszegmenshez nem egyszeri építési projektek, hanem stabil intézmények, átlátható költségalapú bérképzés és hosszú távú fenntartási rendszer szükséges. A történeti Wekerletelep és a frissen bejelentett Wekerle Sándor Lakásépítési Program kapcsán a cikk figyelmeztet: a bejelentés önmagában nem eredmény, a valódi mérce a ténylegesen üzemeltetett, tartósan megfizethető lakások száma. Magyarországnak nem lakásszámokban, hanem lakásrendszerben kell gondolkodnia – előbb jól működő, mérhető pilotprojektekkel, mint országos ígéretekkel. A bérlakáspiac kiemelt témája lesz a Portfolio Property Investment Forum konferenciának, érdemes lesz velünk tartani.
