Soroksár utoléri Budapest belvárosát? Egyre inkább összeérnek a lakásárak

Lassuló lakáspiacról szólnak mostanában a hírek. A korrekció Budapesten különösen érezhető, hiszen a kifeszített árszintek, az elmaradó befektetők és az Otthon Start Program 1,5 milliós négyzetméterár-limitje talán itt fékezi leginkább a keresletet. Bár a budapesti árszint éves alapon mért változása még bőven pozitív (utoljára 2013. III. negyedévében váltott csökkenésbe), annak negyedik negyedéve tartó fékeződése és egyszámjegyűre mérséklődése egyértelmű tendenciát mutat. A főváros sokszínűsége, különböző presztízsű és szerepű városrészei miatt viszont az egyes kerületek lakáspiaci működése és teljesítménye igen eltérő lehet. Elemzésemben az elmúlt tíz év kerületi árváltozásait veszem górcső alá, magyarázatokat keresve a gyakran hektikus mozgásokra és a különböző területi szinteken jól lekövethető árkiegyenlítődésre.
