A holnap lecsúszó negyedei épülnek most? Komoly veszély fenyegeti a modern magyar lakóparkokat

Magyarország lakáshelyzete egy különös paradoxon foglya. A 2022-es népszámlálás adatai szerint a közel 4,6 millió lakásból több mint 570 ezer statisztikailag üresen áll, miközben a társadalom mintegy 3 millió tagja küzd a lakhatási szegénység valamilyen formájával. Az ország lakásállománya 1990 óta 19 százalékkal gyarapodott, miközben a népesség 7,5 százalékkal csökkent – vagyis a probléma nem a mennyiségben, hanem a minőségben, a megfizethetőségben és az elosztásban rejlik. A kérdés, hogy miért nem találkozik egymással a kínálat és a kereslet, nem pusztán gazdasági, hanem mélyen politikai és kulturális természetű. A szerző szerint a megoldás nem újabb zöldmezős beruházásokban, hanem a meglévő épületállomány korszerűsítésében, az üresen álló ingatlanok szociális célú hasznosításában és a szociális lakásügynökségi hálózat országos kiépítésében rejlik. A retrofit szemlélet, a bérlakáskultúra fejlesztése és az önkormányzatok megerősítése együttesen jelenthetné a kiutat a strukturális lakhatási válságból.
